As an full time investor, time is critical, so focus needs to be on specific deals that have a good chance of closing quickly. I don't have the bandwidth to focus on short sale leads, so I send those to Liz Montoya. She is great with the customers facing foreclosure, and helps them get their homes on the market as a short sale. I typically make offers on those listings, and so far we have closed 2 of them for approximately 60 to 70 in equity. She is tenacious in negotiating with the banks, and so far, I have seen great results.

I just want to thank you for all of the effort and hard work you put into the Short Sale of our house in Windsor. 
 
The closing was March 30 (that was our understanding) and we only had to contribute $122 to the cause.
 
I'm sure you understand that signing the papers, and then getting through the day on the 30th was a little rough.  But,  that part is behind us, and now we have to 'keep on swimming' in the words from Nemo!
 
I kow there is more to come from WF but we'll cross that bridge at that time.
 
For now, thank you again for everything you did for us.  I know that this is a business for you, but I also know that these are very emotional issues and it cannot be easy to do this every day!
 
We appreciate everything and I'm sure Matt does as well!

Kelli Padilla was a godsend to  me. What a wonderful and knowledgeable agent she turned out to be.  She bent over backwards to make sure that my home was sold.  I didn't make it easy on her, as my house was a huge mess, filled with way too much clutter and junk.

Over the months that I worked with her, I found out how diligent and savvy she turned out to be very competent and up to date on all of the foreclosure rules.  I have heard stories of other agents who didn't watch the foreclosure timeline and ran out of options for their customers.  Kelli knew all of the tricks of the trade, doing everything within her power to keep my mortgage 
from going into foreclosure. She has surrounded herself with an equally knowlegeable team that all works together to insure the sale of the property. 

I would highly  recommend  her to anyone who finds themselves in the same boat as me.  What could have been a disastrous and stressful time (losing my home), was made much easier with her help.
